Good questions... First, gaining permission. Depending on the property, this can be more difficult than some realize. A lot of owners do not want the label of "haunted" on their property. It tends to drive the value of the property down quickly. Even if it is declared "clear" or "not haunted" the mere fact that the property has been investigated indicates something is "wrong" with it. The best way to go about gaining permission is to be completely honest with the owner. Remember lies and fraud always catch up to you. Explain in detail exactly what you are wanting to accomplish and what it all entails. Also, make sure the property owner understands your intent (do you want to publish the investigation or make it public in any way?). Lastly, honor your agreement. If you agreed to keep everything about that investigation quiet, then follow through with your agreement (you could end up in court otherwise).
As for the Queen Mary... The ship management does occaisionally allow groups to investigate certain areas of the ship off limits to the general guests. I would suggest calling the main number (562-435-3511) and asking who you would need to speak to in order to setup an investigation. Don't be surprised if there is a fee involved as they do need to pay to have the security guards be with you at all times. The ship has changed hands as far as the lease is concerned, so I'm not positive who you would need to speak to, but by all means ask at the phone number I listed above.
Finally, the videos you have seen on the net generally do not have the permission of the ship to sell any portion of them. I do know that the ship has eliminated the use of digital cameras and video cameras on the tours and they are actively seeking to go after those that are selling anything illegally. So make sure that is covered in your contract to investigate.
